There are several deals floating around but the one I can give rough details as an example is a commercial builidng where 20% is being put down on a 2.5 million dollar asset between 3 TIC equity/capital investors that are each providing roughly a third of the equity.

You are right on the appreciation that you will be getting on top of your rate of return.

Again I am just providing feedback and don’t care if you buy 1 or 100,000 homes as it doesn’t impact me.

I'm renting the top and got a roommate on the bottom.  

If you were looking to house hack I would recommend finding something that you could rent the top out as an air bnb (STR) and live in the basement with a completely separate entrance. 

You are basically telling people you have X, want Y, and waiting for someone to provide it, but what do you want to invest in that you will be excited to have as an asset?

The umbrella provides coverage over the primary policies (provided you have the required Liability limits on those policies) for those vehicles as well.
