Were you ever in this position?

Trying to figure out best course of action to get the roommate out legally as well as hold the owner accountable for not delivering the property on the date per the contract.

My learning is based around multifamily apartments as this is my niche of choice and have been learning through David Lindahls books and attempting to put this information into action by researching data on different markets (state, to MSA, to suburb/towns).

@Rodney Buford, once you've got none of your own dollars left in the deal (usually after refi, if you've been clever/wise), then even $1.00 positive cash flow per month can be considered "infinite returns"!

I have a 4 unit in Chicago that is barely Cash Flow positive because I keep one of the units for myself but barely use it since I spend 99% of my time in the burbs.

These are often transferred in bulk... with the deed having page after page of legal descriptions and possibly a chart of annual rents.It should be easy to find people who own hundreds of ground rents by limited research or just asking around.Each ground rent gets registered with SDAT using their form.You don't foreclose a lease... you pursue an ejectment action or action for possession.

After speaking with the sisters, I decided my best course of action would be to screen two other women who the sisters said would like to replace the couple on the lease.
