I see unexplainable debts (possible amounts owed to prior landlords) and late utilities as bad, but the rest is just the poor personal fiannce habits or life circumstances that make applicants renters rather than owners.- Having roots in the community, normally having lived in that neighborhood for several years, or in this case being close to her parents adds screening points.

Too many times I've seen poor rehab designs cause flip properties to sit on the market well past 100 days only to be sold at a discount (loss for the investor).Don't be fooled into thinking design is easy and anyone can do it!

Our thought is to create a separate entity that our current cannabis company will own a part of, give some equity to the right partner and then either have investors invest directly in that entity so that they have some ownership in every property we acquire or they can choose to invest in individual properties with our company.
