As i said, the people there are selling to build another house, so no concrete rental value to go off of, but average rent in that area is about 1400-1700/month.

If you are going to open that up again, I would add a brace on the inside of the wall long the rafters with a couple of posts on both sides, not to raise the ceiling but to be tight and help support it while I demo the concrete in the opening.
