I am looking for a good insurance agent in that market to help me get basic policies.

So 150,000 liquid minimum between cash value of life insurance policy, 401k,IRA, CD, Savings,Checking, Stocks,etc.

Upon the advice of my insurance agent, I keep my business, property, car and home insurance liability coverage low and have an "umbrella" liability policy for 1.5x of my net worth, which kicks in if property or car or business insurance isn't enough.

If you have a open check book policy then your bottom line will be affected.

I realize a 1 hour radius is a large area, my initial hope was to get the name of a few places ITP and OTP to begin researching, then begin to narrow my search even further to 2-3 areas that are growing and have a strong rental market, because right now I am throwing darts at a board with no idea where to aim.

@Martin Nowak There are many companies which would be looking to write this and several can have all of the properties listed on the same policy that say it is simple and streamlined.

Currently, I have found more title companies are changing their policies to hold title open for 6 months instead of a year which can make it a bit more challenging to get a refinance closed by then.  

That same insurance policy will specifically outlaw vacation rental, STR type activity.

He did not seem remotely appreciative of my offer.This tenant has been resistant to my policies from the beginning, and seems to take any action on my part as aggressive.
