Still any play for land for its growing capability is a dead end over here in my view. 

Even if you are capable, having a third party prepare tax information is a better business approach.

For your texting... try didforsale   InTX, I think its 4/10 of a cent per text, phone numbers are cheap, like $2 per month per line....and if your hiring people from upwork, get someone to write you a simple calling script for their IVR capabilities, so you can automate your cold calling..3.

Hi Evan, this is a pretty lengthy topic to discuss and it all really begins with what are your goals and capabilities.

Recommendations are welcome for a local bank / credit union that is investor friendly and easy to use...I'd prefer to keep my $ local/small time wherever possible to develop a long term relationship, but NOT at the cost of being easy to use and technologically capable.

Additionally, having the network to tap into would be imperative as they prepare for inspections, contractors, and other key players to making their investment the most fruitful it can be.

That's not to say the market is bad but I was referred to a property management company which turrned out to be about as capable as my dog would have been.
