@Kerry Baird are there any problems with partnering with someone else on a primary residence (1-4 units, FHA/conventional loan), just as long as one of the people on the deed is living in the house/in one of the units?  

I am not sure about Newport News but in my market, you'll need 5-10% of the purchase price to get the deal in contract.Without a contract or a Real Estate license in VA, it could be a waste of your time to go out looking for a buyer.

People tend to follow the money, but don't realize where they are in the curve.

(edit: the property can have up to 3 units built on it...house with attached separate apartment + unattached ADU)Of course, other people are telling me to park my cash in a high yield savings account and just chill LOL, but I'm not really comfortable with that either as an investment strategy.

People getting wise to wholesalers that will only close IF they can sell property for more than contract price, and use option period or weasel clause to terminate.
