You can charge more for extra adults, not for adding children if the unit is large enough for them under the Fair Housing guidelines.

@Derek Tuohy I would suggest start working on getting a Bookkeeper on your team and use a software, if you plan to grow it will be easier and cheaper to get into a software now rather than later and have to learn with 20 units rather than learn with the 3 you have.I agree with @Jake Baker on his bare minimum suggestions.

It is legit, but you're better off purchasing units in successful STR areas in your market to benefit from the cash flow and equity.

If your exit strategy is to rent the units then you will want a DSCR loan (30 year mortgage for rental property)  to refinance the fix and flip loan.
