I have a really good sense of what he costs for most things in the sense of a flip (new kitchen, new roof, new paint, ect), but I've never had a project built from the ground up.The only idea I have on what new construction costs is the quote my insurance company gave me for a rebuild of my 3200 sq ft home if it were lost due to a fire: $570K.

Paint/carpet/fixtures on a house this big may exceed $15,000...entrance fees could be another $15,000...if you sell with a realtor at $263,000, commission would be about $16,000...and closing may run another $5-6,000.

Evidently just some repair for the roof...still trying to figure out the range/ microwave issue...I do agree there needs to be a venting mechanism in place and it appears that " someone "did not install a new microwave correctly....Id like to swap out the carpet for a nice scraped wood laminate....a nice new coat of paint..some other aesthetic and cosmetic upgrades to really make it stand out!
