I don’t wholesale personally as I think it has a terrible ROI but if you are inclined to seek out distressed properties, the only real scalable option are FB advertising as Account Closed suggested or direct mail with an well organized, scripted telephone program.  

I had filed for a court date for the unpaid rent, and after they moved out was advised as such: to not go to court so it would be "passed" and stay on their record.

I'd reach out and interview several buyers  agents and see who has a track record of bringing great opportunities to their clients.

@Thurman Kennedy I highly recommend SAREIA is a great organization, just the right amount of structure for new investors, and value for the seasoned investors as well.  

The National Association of Realtors® is the second largest lobbying organization in the country, I suspect they would throw all their cash reserves at trying to prevent this kind of thing, but there is also a good chance Amazon's model would resonate with local governments as a way to boost the economy as not paying 5-6 percent to sell would increase a homeowner's discretionary spending money and increase the collective net worth of homeowners to the tune of hundreds of billions dollars.

Either business attire or stuff I will wear at a show....When I'm at home, I usually can be found either in the home office doing real estate stuff or in the back band room working on a song, or a recording or setlist, etc.I understand my situation is unique.
