IF they know what wholesaling is they will most certainly push you out just bc the nature of how it works. 

More will depend on your skill level, risk tolerance, and amount of time involvement you can commit than the actual nature of any specific asset type.

Some of this may be a function of supply/demand in Austin too and lender's bullish nature on lending given what the regulators will allow them to do with this part of their concentration.  

But naturally, we're drawn to the increased income available from an Airbnb. 

I feel like this data is so muddled with factors outside of natural investment trends.
