I'm saving money right now, but I don't want to wait and miss out on this house, if I can come to terms with the owner.

With this said your real problem is how could you have missed $15,000.  

I would like to make the deposit two weeks from the time of the agreement.We do understand that the proposed purchased price might me lower than you had originally planned, but we want you to take into consideration the following:We have held a lease with you for over a year, and during that time we have never missed a payment and always made our payments on a timely manner; therefore proving that we will continue to do the same specially now that it will be towards accomplishing our life dream of owning our first home.

I just worry there are so many areas to initial by or sign that they miss that stuff leaving it void. 

I think what we're missing here is understanding what you really want.Are you trying to save the house from foreclosure or fix it?

To me everything checks out but I am curious if I am missing something or need to ask for a different piece of information.  

Well, if you notice I had been quite actively previously and literally missing in action the last couple of weeks well here's why!

I don't think there are many who start out in the business with 1/100th of the in-depth knowledge of RE that you possess.... so ya I can see you closing on the phone  :)  newbie not really I see them missing all sorts of deals....

I have renewed the financing with the mortgagee on several occasions because I was always early on my payments and never missed one.
