I highly doubt either of these have even a micron of validity.The parties with a financial interest in you buying into this will site isolated instances of great success, never mentioned the all more frequent instances of total failure.So at the end of the day Eddie Speed has collected $30,000 per person for his NPN mentoring program, Granite has made 50 to 100% profit on their inventory, private middlemen have turned a $2500 investment in a note into $16,000,  and my sister in law who purchased 5 NPNs over three years ago and has spend large amounts on attorneys, taxes, and brokers has yet to see a penny in return.To paraphrase, if you don't know who the sucker is in any ultra high profit promise situation, it's you.

Number 1 is supplied solely by the other party.In instances like this it is common to have some sort of preferred equity where the person supplying the capital gets paid back first and is junior to any debt financing.

@Elijah Artman I would recommend that you get a mentor and then from there with their guidance you start to build your team and by having this mentor you are able to leverage off their experiences in what to do and what not to do.

Once you decide which you prefer go get as much education as you can, give yourself 12 weeks or so for reading books and researching online then go get contacts, find real people doing what you aspire to do and get mentored.

He said he was willing to work, so I invited him to an apartment open house, and he basically got 3 hours of mentoring from a seasoned investor (that's my dad, not me).
