I believe it comes down to the "give" mentality and you'll be given back 10x.

My end game is to have little to no debt so that the amount of money I need to reach financial/ mental freedom is less.

But it also creates a scarcity mentality and politicizes the process. 

So i didnt care about how long it took....Now its the other way around...Im growing in my business and more importantly  im growing mentally...

This can fall under "Capacity To Contract" that is not just limited to age or mental state, it also goes to ones ability to perform the promises made, their intent to perform as stated in the contract. 

Same mentality.   

Keep saving, even when that money burns a hole in your mental pockets and it seems like it's all for nothing. $11K is a great start, and might or might not be enough for a solid beginning in RE investment. 

I'm adopting the mentality that a long-term-tenant, is better than looking for tenants very 6-8 months. 

This doesn't have to be going all in financially, but at least mentally.  

Other than the property manager's location advantange, this sauce is the reason why I'm considering hiring a property manager instead of self hosting.After 3 years of the "set it and forget it" dynamic pricing mentality on VRBO & AirBnb, I'm on a mission to really understand what I'm not doing right that an experienced co-host is doing.
