What I mean by mental investment is that thoughout the ups and downs of the housing market and economy ,in the United States , having a income producing property in Colombia that even without tenants or someone staying in the unit it cost me less than$1500 a year to pay taxes, maintain property , and have a company rent the property when I am not there.

Frankly, if you trust small time real estate investors, or your own gut, to succeed where those people have failed, then boy have I got something to sell you.

We're looking for a service that can unify other booking platforms, as well as offer a "canned" and maintained website to do our own bookings. 

I waited until I had several properties just because of the expense of setting up and maintaining the LLC.

This is my first post so in case bartering is not kosher, I'll be sure to adjust :)  I'm having a harder time estimating labor rates than material costs, which you can look up one at a time on lowes or home depot websites.Any advice for a first timer trying to build good estimates to check against contractor bids and also know if a property is worth bidding on before hauling a bunch of people through wasting all of our time.Any help is greatly appreciated and Happy New Year to you all.

I have their website bookmarked now and I'll check them out. 20%irr is really good, I would be impressed if they can maintain that during the next down cycle.

@Matt "Roar" @Lucas Carl is going to have a hard time renting it in the off season at all if we park the family in it for the winter like I plan to!
