Last month, I received a letter from AmeriHome, stating that my insurance is not satisfactory and they will be providing their own expensive insurance if I do not correct the issue.I called customer service and they advised that the problem is that I have a condo, but I have not provided proof of "blanket coverage" from the condo association. 

How those management services are delivered and the level of customer service and attentiveness you can expect for yourself or your residents will vary wildly.  

It could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units); one that helps you to automate your own rental process (ie. compared to other tools, one that helps you to actually get it listed on 10+ major listing sites, allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

Our realtor is a referral and she is a wonderful lady who even ran to our condo and gave a customer a pool pass that we missed hanging up for them at the beginning of the season! 

Then if a builder comes in afterward to build custom homes there is potential to partner as well for a few extra $$$. 

It is a platform that connects providers/contractors with customers. 

They are also trained to deal with customers and are much better at it as that is all they do all day every day.

I would not immediately be able to rehab it, as I’m in the process of another rental rehab for myself, plus customer work.

High quality sheets are a must for repeated washings and customer satisfaction.

I am a Proper customer and I know that the coverage is more expensive, but it is very comprehensive.
