If a triplex, here is also where you start making exterior changes, common area improvements, cleanup / landscaping, improved lighting and such.Now if you are not planning to make any changes to rent for at least 6 months, then I would not rock the boat any more than this at this point.

You need to have a rock solid contract, which means you need an adult on your team who can legally enter into contracts. 

I’ve (and others) have been doing BRRRRs even without getting rock bottom deals.
