I don't have LLC's.Ive had two big experienced with lots of insurance related problems this year sofar, first time in 4 years of investing, one of my properties I had a young child get burned by hot water in the bath tub, the burns were very severe and short story the child was airlifted 2 hours away to a burn center and spent 5 months at the center. house was a hud section 8 home, and and found myself in several lawsuits, from the tenant, the housing authority, and CPS and when it came down to it my insurance did not completely cover the judgement(s).

Your landlord could send you a bill for the rest of the rent, which would be due immediately when you break the lease in most cases, and if you do not pay, could take you to court and get a judgement against you.

Sounds like the buyers agent may be inexperienced if they didnt point out the condition of the roof to their clients before making an offer.Russ,  Oregon Washington coast houses get the living you know what beat out of them.. winter storms with 100 plus mph wind sideways rains cold .. ugh.. those houses take tons of maintenance to be in decent shape.

PM's initial dispossessory affidavit only asked for the 1st month rent, late fee and court cost, as that was filed in Feb and that is what the amount of Money Judgement granted.
