hello awesome BPsI have been looking into the investment properties off of the MLS and that has been a real challenge for the past 9 months to make a cash flow with different scenarios including sublets - there are a couple of regulations in this area also.I am looking into the market of Montgomery county MD.

-  If so, then that total (for example...monthly debt service is $2,000 and you underwrite at holding for 6 months, then you factor in that you have a total of $12,000 cash that you will be putting into the deal over that 6 month holding period) counts towards your "costs" or "cash into the deal" that you need to factor in, correct?           

I don’t buy properties that don’t cash flow as it’s a nightmare to end up owing $800-1000 month to own an investment property.
