I just had my lawyer write up a sales agreement ( i am out of state for this property and have not seen the inside, seen the outside because it is next to one i own already / shared driveway) in the agreement i have my purchase contingent on me viewing the inside of the property and that i could either back out or renegotiate the price based on what i find. going to look at it this Friday. you need some sort of legal catch all phrase that will help you back out of the agreement no matter what, maybe @Chris K. can help with this ?

@Nathon Norberg - THere is/was a private Facebook group of folks that got together on this and may have found a lawyer to take the case (I believe its under "erentpayment discussion group").I got very lucky and was able to have one tenant take alternative action, otherwise we didnt get beaten up with the debacle.
