IRS Notice 2020-23 provides that those performing time-sensitive actions listed in Revenue Procedure 2018-58 due to be performed on or after April 1 and before July 15, 2020 is an Affected Taxpayer.It appears Exchangors whose 45-day identification period or 180-day exchange period falls between April 1, 2020 and July 15,2020 will have until July 15 to identify and/or purchase a replacement property for 1031 exchanges.July 15th has now passed. 

If you want something low maintenance with larger potential, it's self-storage, but that also takes a lot of research and knowledge to understand the prospective and projected metrics of the area and traffic patterns around the facility.

Do I get to identify 3 per property relinquished, or is it 3 for the exchange in total?

The key will be identifying the correct markets within the state as the turbulent times and economy will drive changes.

One flaw to this is contractors are not keen on working with investors and you will have a hard time continuing this pattern for each property you are “considering”.  

Identify the area you want to have a rental, drive around and find run down “experienced” houses.

if the sale was in May, I believe you have to identify the qualifying property soon. 

Use Zillow to search, their filter features should help you identify inventory levels for the type of asset you are looking for.
