@Mitchell Litam   I totally agree, I would ideally like to find a deal that allows positive cash flow but even if I don't and end up having to only pay a couple hundred dollars for a place to live that i'm gaining equity in is not too bad of a situation to be in.

they can boogie board in mission beach, or if they want to surf, head up to Tourmaline ST. it is a couple of miles (2-3) north of mission beach and will be a blast and they can rent longboards (the surf in tourmaline is ideal for a beginner).

After reading books and listening to BP podcasts, the most ideal investment strategy would've been house hacking via duplex/multifamily home, but seems like multifamily homes in Miami area are expensive, low supply and very competitive to find.
