(I can just imagine mommy rolling her eyes every time she sees his phone number come across her caller ID and yet another voicemail from him -remember, the owner lives with his mother now that his house is inhabitable).Are you kidding me??!!

Time is an important factor as I work anywhere from 45-60 hours a week.I have heard/read somewhere that ideally someone investing in property would want to see returns no more than 2 years later.

I give them the tenant's number and have them call them direct to set up a day/time that works.At some point, I hope to sell the homes in the outlying areas and the ones that are not the most ideal rentals and take the equity from those (they do have some decent equity still) and upgrade to better areas and better product.Then, I see no reason why I couldn't do 30 or more by myself.It also helps that my wife cuts hair in her salon in the basement.
