One example I often recommend people do is target an area they'd like to buy in, and then find all the "for rent" signs in that area, research each property to figure out which ones have equity and (ideally) are owned by people (not companies), and then just ask each one if they've thought about selling.Glad to help Tom, and let us know if you have any other questions.

The property sounds ideal to short term rent (AirBnB), if Huntington Beach allowed.Additionally the local market is cooling off and shifting to a more balanced market, which will slow down your appreciation.
