They've hidden expenses on my properties for 2 months at a time on other properties and 6 months on this eviction case, they've authorized expenses without my knowledge and faltered on their contract multiple times, hence I moved on.

I'd definitely be comfortable with those numbers because the actual expenses are not 50% of gross rents, but because with that built-in cushion....I'd have the unused money set aside for non-planned emergencies, evictions, and other hidden surprises that always come up with being a landlord.

To find the perfect deal for you might take some time so I would start looking and continue to stack you money so maybe by the time you find the gem you will have more towards 15K etc for your total expenses.

Be sure to check your listing agreement carefully prior to signing up w/ a flat fee listing agent as many have hidden fees or requirements to use their closing services.Note that flat fee MLS is different than FSBO.
