The attic and living areas are completely separate environments, therefore, mold in the attic does not present a health risk to your tenants as far as I know. 

I'd probably do independent living, and if someone needs medical assistance they can have home health aids come by.  

During the day I'm a financial analyst for USANA Health Sciences and I enjoy my job there.I had a college professor who was a huge success in real estate and he opened my mind to not only real estate, but just having an investor mentality. 

We have also toyed with the idea of moving to a warmer state (for health reasons) so maybe finding a real estate environment that is more tenable?

The neighbors next door are not my tenants- in this case do I need to take action to reduce the smell of the smoke since my tenants are claiming it is causing health side effects?

What happened with me is that my utility tub clogged and overflowed when running the washer. 

It was clean and "new" looking, had a garden tub and we could make the payments.

@Charles Romano It is not the interior maintenance what you need to be concern in a HOA's  as a top priority but the financial health of the HOA community.
