Since I have not listed the house with a realtor, what is the best way to handle the contract negotiations? 

I scrambled and was able to find a septic inspector that could get the inspection done today at the price of $350.How should I handle this?  

Renters are currently handling all their own repairs due to the low rent.

I have a strong tax / accounting background as well with an undergraduate degree in accounting and I handle tax law issues from time to time.

I was wondering if this seems like the best way to handle the transaction.

Also know your state laws regarding handling of security deposits, etc.

I handle most myself, get others as needed.

My advice would be to call various title and/or escrow companies in your area to see which one of them have handled this type of transaction before.
