@Greg Morris I have yet to make my first deal but the idea is to if you wanted to sell your house for 100k I would make you a dramatic low offer of like half that if not a little more.

At least up in Denver, the last half of 2019 slowed a bit as inventory doubled from like 4,500 homes on market to more than 9,000.

that hvac price seems high for two 2 ton units which I would think could cover half a duplex each unless the apartment was larger.

Quite a few of the investors I've spoken to recently spent a good amount of time (half a year to a year), going to every single real estate meetup they could find, and Denver has a lot of real estate meetups.

@Jay Hinrichs it’s funny that half the folks in this thread know this was common practice and still occurs to a lesser degree.

If it is at the halfway point they need to have saved half the costs of roofs.
