Hi, I found some older posts about local banks in Houston that are good for investor mortgages...but no replies that were very useful.I’ve got 5 rental properties and I’m tired of using the big national banks (for a variety of reasons).

The house is on a 1/3 acre lot which isn't square since it's at the end of a cul-de-sac, so there is a lot of lawn perimeter with flower beds next to the fence. 

I am curious if a scope of work that contains "refinish hardwood floor"  is ambiguous and thus open for a variety of interpretations.My understanding going in was that the phrase "refinish hardwood floor" involves sanding the hardwood floor flat, probably using a drum sander, often, but not always staining the floor, and then finishing it with multiple coats of polyurethane.

In fact we add additional insureds so that a variety of LLCs are covered in each policy.

As far as lumber both stores do not have the variety of 84 lumber (posts glulams,etc) Both stores will price match I like Lowes appliance delivery setup better.

If the tenant keeps a place nice, plants flowers, or does good maintenance I try to acknowledge that.

the great thing about Philly is the variety of neighborhoods and opportunities to be had here.

They've got the dozens of transactions per year under their belt, with their clients using a variety of different lenders, and see how it plays out.I already know exactly what 95% of realtors would say in answer to that question, but go have the experience. :)
