I THINK you’ll find it’s advised to do the exchange afterwards (even though 99% of LLC’s are disregarded so it’s a lending issue not a tax issue.) but if @Dave Foster doesn’t chime in reach out to him in a PM.

It seems hard to find any property these days that will meet the 1% cash flow rule in the US, so financing at 6-7% and not cash flowing doesn't appeal to us as a strategy - but is there something we're missing here where we should definitely lever up?
