Got a scathing review how terrible it was and how there was noise all night long and they couldn't sleep and that this was a dangerous neighborhood (I did describe that this is not a neighborhood for walking around in and they didn't have a car and walked around in the middle of the night, coming from their bartending jobs), that I was late and wouldn't let them check in until 6pm, instead of 3pm, that I loudly woke them up at 10am, when check out was at 11 and so on and that they wouldn't recommend anyone to stay here.

He said that the unit eats 450W - that's 0.45KW, vs 30KW if all the heating elements are calling for heat at the same time.We will move forward with that project as soon as we have a fewer high priority projects done.PS - here in MA, there are rebates to help with the expense.

I was reminded that splitting up a living area like this would mean fewer future buyers of the house. 5 bedrooms and 2 baths (I'd would create an additional one bath compared to current status) combined with a very small kitchen and living area.

Fewer, you'll learn from mistakes as you go, if you stretch yourself too thin you won't have the cash flow or experience to fix/evaluate problems when they come up.

If you don't meet the two year rule, you could qualify for a partial exemption in certain circumstances but I won't delve into that unless that's a concern you have.I also agree with @Ben Wilkins, while appreciation is great (amazing in fact) holding onto something that isn't particularly profitable just in case it increases in value is a dangerous game.

I don't have any idea about the market in Illinois, but for me, when the economy changes, the only thing than changes for me is how many of those deals I can find; In a "hot" market or economy, fewer deals, more competition, easier to get money.
