Nowadays, the closing disclosures and legally required Good Faith Estimates (or whatever they are called now) actually shows the two sets of amounts.I might be missing something, but you really don't get charged "more" for closing early, or 'unfairly charged more' --- obviously its "more" since you have up to an additional month of increased carrying costs to pay for...Hope that helps. 

How do you have a good estimate for how much you expect to pay or set aside for these?

I realize this is by no means the best way to estimate construction costs but I was curious what the avg construction cost is these days in Los Angeles. 

I estimate 5% vacancy.

I am to be given a cash out estimate of $40,000 at closing, with a new mortgage of $2,400/mo.Now I’m due to close on Nov, 1st and looking at the disclosure they sent me today I see that it’s $33,000 cash out..
