Your profit is $50K*** obviously you need to include holding costs, taxes, broker fees etc. 

You spent $45K to get it - $37,500 down, $5000 in closing costs and $2500 to get it rent ready.  

While you might be cheaper off the MLS, it costs you a lot of money and time to do that.

Building Cost: - I've heard varying estimates $/ft for capex related to building a climate control facility, but what can I expect generally in total $/ft for an assumption when building 150 or 250 unit building.
