Why should a house easy to sell have the same fee as a house hard to sell requiring five times the work, energy, cost, etc. and with less likely hood of successfully receiving a commission?  

Hello allI recently got an level 2 inspection of a chimney and they are saying I need to tear down and rebuild the roofline and up on this chimney (5,000 repair)and if I don’t in a year or two it will just spread like cancer and I will have to have the whole thing replaced (12-15k).  

The house we have under contract is 5 bedrooms/3.5 baths with 3 levels, on a 17,000 sq ft lot.

You already sound like you've reached Pro level.  

But, my husband can handle a lot more stress than I can, so he would have a much higher tolerance level of nonsense, so in that case, enjoy the high returns if high handedness of the court system.

The degree can be in anything, the major is not the point, it's the level of formal education they want in the profession.

We can make assumptions about price levels, quality of tenants, from there vacancy turnover, maintenance, repairs and expected rent increases.

I feel like every time I'm going to these stores I'm seeing examples of varying levels of good management. 

I am confident but not arrogant and the level of humility allows to ask question and adapt at will.
