You might have some difficulty finding the ceiling joists rather than the 1-by laths that those tiles are stapled to, but do identify where the joists are, and mark the walls to show where the joists are so that you can drive screws in to secure the drywall.

Problem with customer buying materials and no mark up for us , first how do the materials get to the job ( I get them delivered)  Second , I accidently damage a kitchen cabinet while installing , if I have profit on the materials I can absorb the damage .

I think this is actually tied with number 1, which is why I marked it 1b.2.

I also would caution you about shooting for the sub-$50k mark.

If the manager told you not to worry about the writing on the wall because of their plan to paint the unit, then before moving out and returning the unit to the landlord, it is best to get that in writing or clean off the marks on the wall yourself.If the door stopper struck the door in a manner that caused a hole, this should have been reported to the manager early on.

Its easy to plug in property tax, HOA fees, Vacancy Rates, but when it comes to insurance theres a big question mark.
