Yes, it is true that when driving for dollars your goal is to find properties with deferred maintenance, create a list in a CRM (customer relationship manager) tool, and contact these sellers with the intention of signing a purchase agreement and assigning that contract to a buyer.

There is no way you can sue, but you can ask to have access to your items to remove them and the landlord can be present while you do so to ensure you don't damage the apartment (I'm not saying you would, but that will be of a concern to them).You can try talking to them, but from their perspective, you've lived there for 7 months without paying any rent or utilities and why would they allow you to stay?

Its just one of those things you will have to figure out as you start to purchase property and opportunities start to present themselves.Good luck!

That said, I need to present the deal correctly, not asking to much, but also not shorting myself.

Fantastic job at presenting a "normal" house in a very attractive way, with paint, lighting, decorations, and REALLY good photos.  

They are a lot of factors to consider and lots of signs are present, but if I had to go from my gut only, I would say yes.

The other thing to do is write the offer and present it; unless under strict instruction from the seller not to present an offer, the listing agent must present the offer to them.
