To your point about having the same baseline info that your realtor does... there are some pretty decent perks that the MLS portal has and access to data if you like to dig into the numbers too, but it's not like it used to be and the Redfins/Zillows are pretty good at getting maybe 70% of the relevant information?

Home prices have shot up in the Poconos, there's very few homes for sale, there's bidding wars on the few homes that are for sale, and there's a drastic shortage of available workers.

That said, if I were picking up a property like this I would want to have a decent amount of cash on hand for whatever issues might come up.On rents, I'm getting 1400-1500 for a 3 bed 1 bath (same small bedrooms) in Little Village, but that is all the way on the other side of Little Village, near the California Pink Line and Pete's Fresh Market.

**Moving Forward**I've been saving then buying.I figure between the 4 rented units and the fact that i *agressively* save at my W2 job.I could recoup the 25% downpayment in about a year.. and repeat. ( similarly priced duplex)While inventory of such is low around here, I'd LIKE to get into a decent 4-flat..at that point i'd likely move into it to take advantage of owner/occ items..specifically < 25% down..WHAT should i be looking for as i grow my portfolio?

The deal is closed and had a smooth renovation and is giving decent cash flow, I just got bothered by those fees.
