Hi BP Community,I am currently in the process of closing on my first multi family property, but the issue I’m having right now is if more than 50% of the duplex was damaged the zoning would have to be brought into compliance.

Overpriced, foundation issues, previous flood damage? 

Back to any investment, operators matter, but I have heard of several projects (single family homes, condo developments, apartment complexes) that had fairly major construction defects that only arose 2-3 years after occupancy, but could be traced back to either poor design and/or poor craftsmanship, and were only a matter of time to be exposed.This article from Feb, 2021 talks about issues at 432 Park Ave and the construction and design issues causing major damages. https://www.nytimes.com/2021/0...  

.- Strip blinds, lights (leave naked bulbs to have light to work with), electrical faceplates, door knobs, baseboards, any screws on the walls, wire shelving, toilets (leave one for use), broken mirror, cabinets in bad shape, storm windows, shower heads, faucets, damaged tubs (and surrounds) and shower stalls.7.- Repair subflooring, ceiling, walls holes, replace wall panels, door jambs, window sills, battens and trims, subflooring, electrical switches and outlet receptacles, etc.

The antique church doors were outside being damaged by weather.

This junk might also damage their cars, and it impedes into the driveways of the other tenants. 

Yes, I know there are more then (5) key opponents, but I'm creating "building blocks" as a foundation to start, so I'm focusing on the MAJOR key factors only at the moment. 

Why in the world I don't know, because a fixer upper a few blocks away just sold for 75K . 

I've been looking to buy an STR in the OC market since the beginning of the year.  3 beds, at least 2 baths, built in the 2000's with an elevator and pool, downtown or farther up, ocean block preferred, budget 400-450K.

I assume it varies on the extent of the damage, if so what are some variables I could use in creating my analysis of the property?
