Now I have a new house with an old chain link fence which I don't think will look great once the project is finished and can cause problems when it comes to selling the property subject to half of the property being sold off.

What I'd like to do is create Projects/Jobs for each project I am working on and track expenses under these projects.

I'm hoping that this would supplement some of my income so I can be more and more selective with what projects that I want to do in my business and allow me more time to do more creative work. 

I can also refer you to a few property managers and a contractor I did work with this year that did a great job for me, depending on the size of the project. 

Be conservative on these projections because you just cannot say for sure where interest rates and cap rates will be at the end of your term.

The city planning department is projecting 750,000 people to move here over the next 10 years.

More to the point... you cannot realistically project home values 20yrs out.

Redevelopment is complicated, engage a broker who has experience with such projects and who can cast the net far and wide.
