I am a court reporter and have done many, many cases for the Contractors Board here in California where contractors did not adhere to the law regarding what is supposed to be included in their contracts, and how much money should be paid as a deposit and progress payments, etc.

In fact, the asking price appears to be way out of line.  

Mod's you are dropping the ball....That's why I stopped visiting this board a while back, thought I would check in again, but appears nothing has changed.

One not used very often got stuck open or something.You also appear to have a very high cost of water there which doesn't help.

I am currently flipping homes in Orange County and just purchased a home at the court house steps.  

You may win in court, but it may cost you 30k to do so.

I have a client who recently went through hardship of getting rid of long-term tenant through the court, so maybe this experience will be helpful to you.

Saying if they don't pay me within 30 days of due date take them to court and they owe me price of home that we agreed on.

Sometimes I will ask if they can help with financing, but I am not too pushy.Getting the right deal that makes money is like courting a lady, take it slow and easily.
