I am new investor on the block with a desire to generate passive income to support family using RE investing to pursue other goals outside of RE.

For example, research supporting why you're focusing on homes in the price range of $100K-180K, why you plan to market your properties through Craigslist, etc. because someone other than yourself may be looking at your plan at some point and they need to know the method to the madness.Good points to research are:- How fast are homes selling in your target price range- What is the median income of the local population- What is the median family size of each household- Where are the best neighborhoods located; best schools- Marketing: how are you going to convert leads into sales?

I think a turn of a screw would fix those.One item stated fungus damage to rear patio roof rafters, blocking, support beam and post.

Thanks for your feedback Jim Cliff and Gordon.my realtor got me the pending sales within 1 mile and feel it support $93,000  priceI guess time will tell..

I am sure $20K in legal fees, recording, and reserves would be needed to do that.So, keep it simple and build a 5-plex or 6-plex of side by side townhomes that an investor would love to buy because the rents support the value.

I don't want to be involved in day to day operations boots on the ground, so I need a larger community that can support staff, but again, I have plenty of friends who are milking the smaller community niche.

Sellers get the most out of their ads when they convey to the consumer how the product can add value to their lives, as opposed to showing the value of the product itself.
