It doesn’t help that they are a lawyer and have repeatedly threatened legal action in more than one case. 

Just make sure to consume contents here as much as possible and feel free to ask any questions you may have.

Depending on how strong your contract is, you could potentially take legal action against them for breach of contract if they sign with someone else and/or back out, but that is costly and takes a lot of time.

You should be consuming podcasts and books-Maybe look into a career that is centered around real estate to get some experience that way.

If not you need to add this to your standard bill.I'd they are irresponsible towards the yard then I would select option 2.Explain this to them and let them know they will make the decision based on their actions.

If there was work done without a permit but no issue with the city - no action really needs to be taken. 

People can say one thing when you are working together, but actions speak for themselves.

Dodd-Frank specifically lists this statement as one of the five factors a lender should use when deciding whether the loan is for a business or consumer purpose.

I take better action if there's one and if it includes links to resources, would be helpful.
