A wholesaler contacted me about this house they have under contract for $205,000 that they want to close on within a week for $220,000.

Here in NJ it can take 30 days to close on an auction sale.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

For more adventurous ones - we have bought houses off of Craigslist, from foreclosure sales, from wholesalers , and even found a seller we were buying her house from had another one she was willing to sell us at the closing table!  

As far as being a BRRR investor friendly agent most agents are motivated by making transactions. 

Whether you prefer a market close to 80k or 170k sounds like a matter of a preference between cash flow and appreciation/equity.

Rent to tenants at - or very close to - market rates.

A seasoned mortgage broker will make sure the deal will close.

bone up on Agency and law .. that's 50% or better of the test.also you will have a bunch of practice questions memorize answers.. many times they are verbatim.Getting the license is just like getting a license to fly.. once you have it now you have a license to learn the craft.. the tests do not teach you to fly and they don't teach you how to be an agent.
