When you replace them the new ones likely wont' match exactly, age, smoke and whatever will have stained the original.

I self manage and get closer to 20% revenue relative to purchase price.

In this day and age  (esp. in California), make sure you have viewed a couple issues of "Weeds" as well.

2) Another question in my head related to TK is whether people just pay the PM fee or if they Master Lease to the PM or TK providers. 

Also not sure if your condo has many requirements for tenant approval and abiding by rules for any short term rental so do you find it be relatively simple to handle from another state?

When and if they close, I expect to see closed at listing price or relatively close to.

Agent's make a relatively large commission because handling all the headaches of the two competing parties during an escrow oftentimes amounts to a full time job, especially with a cash sale where everything usually moves very quickly.Good luck with your deal!
