Even though you know he is lying, you still need to show that you went through the proper channels before coming to your decision.

But on the flip side, i dont want to be caught lying by omission.Can anyone offer any good advice on how they would approach this?

She could be completely in the wrong or maybe she is saying the returns were filed the way the client wanted her to and she doesn't want to lie?

I actually kind of like this, because I think even in states where you have to disclose a bunch of stuff....sellers either lie...or simply forget. 

I'm not an expert in this niche as there isn't a lot of rural land in my immediate area (hipster chickens in the back yard of a home in downtown Oakland does not count as "farm activity" or "rural" :P ), so maybe I'm wrong there.

I have one guy right that that lied and says he is an agent, but when I asked if he is the owner or an agent via email, his response was "seller".

You can read their profile, but they could be lying about their experience.I do agree that a lot of the threads on here are from beginners and everything needs to be read with a "grain of salt".
