If you get the same kind of numbers with the second unit, then I think you are on a roll.Having said that, check out what @Sarah Kensinger posted.

If they pay by check keep a copy in your file so you know where they bank.Utah allows small claims cases up to $11,000 so there is little reason to pay an attorney unless you're terrified of appearing in court and think you'll panic. 

I thought about this, and not sure if legal so check rules.

I got solar on our Primary, we are in Denver, and basically i traded an electric bill for a solar bill, at the time. 3 years later it is actually cheaper than the electric bill and we do get a check every year.I did hear that getting a battery bank helps make it more worth while. 

In the area of town I live and invest, there are already a lot of singles next to true duplex next to quads, so there is less scrutiny in general around it anyways.The things that I would primarily check is was the work permitted and approved as a separate dwelling unit.  

Check the law in your state / county / city. 

I have used tons different CRMS, lead gen, deal anaylzing software and they all seem more or less the same to me...prop stream, deal check, rei simpli, podio, etc. etc.

I was checking on this one to see if it would be delivered vacant (yes) and they already have 20 offers.
