I'm not sure if theres an exact terminology for this one, we just call it the "Property Name Ownership & Distributions Tracker" .It contains all investor ownerships, distributions and calculated returns.However, the group can still hide other investor names for privacy and show your calculated return from this document.

My suggestion is to get together a detailed project proposal containing your "business plan", rehab estimates, comparative market analysis, cashflow analysis, etc... and go and meet with a bunch of commercial loan officers (usually VP's) at local banks to present what you're trying to accomplish.

I would probably put a low table/storage cabinet in front of the kitchen window.The wall section containing the fridge and range is about 68" wide, and 37"deep.This leaves a really small kitchen with minimal counter and cabinet space.Then I have had some ideas to open it up without sacrificing much dining area.Another view:The things that could dent the budget:  (Still mad that most of this can't be DIY) Hopefully this can be done for around/under $5,000 mixing DIY with hired out work.

It's the dry cleaners and manufacturers that tend to kill you.Plus if it is all contained in the soil and isn't in the groundwater that can be a big opportunity to get a property for a good price.

I have very little idea of what I'm doing (it shows, I know :mrgreen: )so one thing I've done over the past several months is keep a sketchy word file of the listings I've been interested in.It contains basically the mls number, list price, address, and blurb.In last 2 weeks, I've gotten "new" listings, and them being familiar, do a search for them in my document.
