I also found that investing in business/real estate/mindset books is not only cheaper compared to the hundreds poured into college textbooks but also more applicable than gen-eds that are soon forgotten the next semester. 

For me, I'm a very conservative investor and may look through a hundred deals a month, and at the end of the year only invest in 4-5.

A lot of people post that they've had to analyze a hundred deals before they close on one.

@Jimmy Dang a good COC return here in Arizona is infinate, although it may not be that much money.In other words, I may be able to BRRRR a property and take out all of my cash out of the property, and still be able to cash flow, but I may only cash flow one or two hundred dollars a month on that property.

Put simply, if the down payment on the house saves hundreds a month vs. renting and the cash on cash makes seems like a no brainer for those comfortable house hacking or interested in this strategy.

We had to pay a little bit at first but ended up getting new tenants at Market rent so we were cash flowing about a hundred bucks which was great.

Generally gives us a few hundred dollars per month after paying the mortgage, but we have probably about $100k in equity at this point.

it is zoned farm/forest, but I think there are some different options still under thatI was in the land timber business in Oregon for a decade before I just morphed into developing and building.so have owned literally hundreds of parcels zoned farm / forest.
