Depends on your amount of due diligence on the syndication, but when I hear 'guaranteed' returns the first thing I think of is a red flag.Why do you say it's guaranteed?

they are worse now than when I did one 20 years ago.  203Ks are a pain in the @$$ (take a long time to close, restrictive red tape, sellers generally hate them), BUT one thing to keep in mind is that its not a bad way for someone without renovation experience to start.

The end projects are beautiful, done with high quality materials and providing good clean housing for many.Having dealt with EquityBuild for numerous years I have never at any time seen or heard of them having any "unethical business practices" as you have suggested.

I believe that there is a long term return on investment on these types of improvements in form of longer tenancy and lower turnover cost.I love these red oak floors: they are money in the bank and can be sanded and refinished very effectivley.

When I go in a house if I see galvanized water line, cast iron water line and 2 wire electrical outlets I figure on doing the plumbing and electrical right off the bat, I really want to take care of my customers but am I putting to much emotion into buying since if I was the one buying this would be a red flag for me.
