I love the site so far, I've read the beginner's guide and plan on listening to the podcast and reading more of the articles to get started.A little info about myself, I'm 25 and have been working in my parents' small business since I was old enough to work, so I don't have much real estate experience personally, but I'm very eager to learn as much as I can about investing.

If you can do this with a CPA letter or Articles of incorporation that will suffice.Now this would be a cash out refinance and not a HELOC so coupled with the comments on commercial, local banks, HML's and looking for a good Loan Officer you should be able to get that cash out and use it to grow your business.So if you have tax returns how did you have you CPA structure them?

Also, I'm sure there are many articles in the Biggerpockets Blogs  Good luck in getting started.

I really find this topic interesting and I think about it every time I read an article telling us that we will never be able to retire.
